Multiple Offers:  Sellers love 'em, buyers dread them!  Here are some tips and suggestions to help your buyer's offer stand out:
 
     Non-refundable earnest Money
 
     Buyer writes a letter to the seller.  Better yet have the children write a letter!
 
     Buyer's agent present in person
 
     Buyer pays first $1,000 from inspection work orders
 
     Leave the closing date blank, allowing the seller to determine the date.
